What each tile is

Concrete tiles are moulded from a sand-cement mix, coloured either through the body or with a surface coating, and cured. They are the default on most South African residential roofs built in the last few decades.

Clay tiles are fired terracotta. The colour is the fired clay itself rather than a pigment layer, which is the root of most of the differences that follow.

Both are laid the same way — on battens over an underlay, interlocking or overlapping down the slope — so the roof structure and the waterproofing principle are identical. The difference is in the tile, not the system.

Colour, and why concrete roofs fade

This is the difference most visible from the street after fifteen years.

Concrete tiles are usually coloured with a surface pigment. UV degrades it, and the tile gradually fades towards the grey of the underlying concrete. A concrete roof that was charcoal at handover reads as mottled grey a couple of decades later, particularly on the north-facing plane.

Clay does not fade in the same way because the colour is the material. A clay roof weathers — it picks up patina, lichen, softening at the edges — but it does not go grey. That is why heritage roofs and older buildings still look right.

Concrete tiles can be recoated, and it is a legitimate maintenance route. But it is a maintenance item on a repeating cycle, not a one-off, and it is worth knowing that going in rather than discovering it later.

Weight, and what your trusses were designed for

This is the practical constraint that most often decides the answer, and it catches people out on re-roofs.

Concrete tiles are heavier than clay — meaningfully so, per square metre of roof. Roof trusses are engineered for a specified covering, and swapping to a heavier one without checking is not a cosmetic change.

Going from concrete to clay is generally the safe direction, because you are reducing load. Going from clay or from sheeting to concrete needs the truss design checked, and on an older roof that may mean strengthening.

Durability, breakage and coastal behaviour

Both materials outlast most other roof coverings. Clay generally has the longer service life, and well-laid clay roofs remain sound for a very long time.

Concrete tiles are more prone to two specific problems. They can delaminate — flaking in layers across the surface — late in life. And they crack under foot traffic more readily than people expect, which is why careless roof access by a previous contractor is a common source of broken tiles.

Clay is more brittle to impact but does not delaminate. A clay tile either survives or shatters; it does not slowly degrade at the surface.

In coastal air neither tile corrodes, which is their major advantage over steel here. But the fixings, the valley flashings and the ridge mortar all still do — so a tile roof on this coast still fails at the metal and the mortar, not at the tile.

Cost over the life, not on the day

Concrete is cheaper to buy and cheaper to install, and that gap is real. On a large roof it is significant.

Clay costs more up front and generally lasts longer without a colour maintenance cycle. Over a long enough horizon it can be the cheaper option, but that horizon is measured in decades and most owners do not hold a house that long.

The honest framing is that this is a preference and budget decision within a range of good options, not a right-and-wrong one — with the single exception of the weight question, which is structural and not negotiable.

The part that fails first on both

The underlay. On both concrete and clay roofs, the membrane beneath the tiles almost always reaches the end of its life before the tiles do.

That matters because the underlay is the actual waterproofing layer in wind-driven rain. Tiles shed the bulk of the water; the underlay catches what gets past them. When it perishes, the roof starts leaking from conditions it used to handle — and the tiles look perfectly fine.

It is also why a roof that leaks from one broken tile is telling you something bigger. On a sound roof the underlay covers that. On a roof where the underlay has gone, every small defect becomes a leak.

Replacing underlay means lifting the tiles, which is most of the cost of a re-roof. This is the specific reason a tile roof can need substantial work while every tile on it is still serviceable — and it is worth understanding before assuming a tile roof is maintenance-free.
