What We Do

The three alteration types we do most often on Southern Cape homes.

Ground-Floor Extensions

Extending existing rooms, adding new bedrooms or living areas, or building on a new garage, patio or entertainment room. Footprint changes require council approval and engineered foundations — we handle both.

Second Storey Additions

Adding a full second storey or a partial upper-level addition. The existing foundations and walls have to be checked by the engineer first — we run that assessment before quoting, so there are no surprises.

Structural Alterations

Removing load-bearing walls, adding new openings, inserting beams, or reconfiguring the roof pitch. Engineered, plan-submitted, council-approved, built to spec.

How It Works

  1. Feasibility and engineering check. Before we quote, we walk the site with the engineer to check existing foundations, walls and roof structure can carry the proposed alteration. If they can’t, we say so up front.
  2. Plan drafting and council submission. Either working with your architect or one we refer, we draft the alteration plans and submit them to George Municipality. We handle the back-and-forth with the plans office.
  3. Written line-item quote. Full itemised quote covering structural, services, finishes, professional fees, and council submission costs. Fixed on acceptance, with a clear payment schedule tied to build stages.
  4. Staged build. Foundations or structural reinforcement first, then the new structure, then tie-in to the existing home. We minimise disruption to the liveable areas throughout.
  5. Handover and occupancy certificate. Joint snag, final council inspection, occupancy certificate issued, and handover with the written workmanship guarantee.

Common Questions

Do home additions need council approval?

Yes — any addition that changes the footprint or the building envelope requires approved plans under SANS 10400 and the National Building Regulations. We handle the full plan submission and council liaison for you.

Can I add a second storey to my existing home?

Sometimes yes, sometimes no. It depends on whether the existing foundations and walls are designed for the extra load. We run an engineering assessment before quoting — if the existing structure can’t take it, we’ll tell you honestly and discuss alternatives.

How long does a home addition take?

A typical single-room ground-floor extension runs 2–4 months. A full second storey runs 4–6 months. Council approval adds 6–12 weeks at the front. We commit to a firm programme in writing before signing.

Is NHBRC required for an addition?

NHBRC enrolment is only legally required for a new home build, not for an addition to an existing home. But we’re NHBRC enrolled anyway, and we build every addition to the same standard — because your insurer and future buyer will both ask.
