The ‘CPM’ in TreadstoneCPM stands for Construction Project Management — it’s our core discipline, not an add-on. We’ve spent more than 20 years running construction projects in South Africa, and we manage every TreadstoneCPM job under the same framework: fixed scope, fixed programme, fixed price, and one person responsible for the outcome.

We run projects both as the principal contractor (where we build it) and as an independent project manager (where we procure, contract and manage other contractors on your behalf). Either way, the deliverable is the same: the project comes in on scope, on time, on budget, and properly built.

What Construction Project Management Covers

Scope & brief — Translating what you want into a documented scope — drawings, finishes schedule, inclusions and exclusions — so nothing is ambiguous.
Budget & cost control — Cost estimate, contingency, variation tracking, and monthly cost reports. You always know where the budget is.
Programme & critical path — Week-by-week programme with critical path activities identified and weekly progress tracking against baseline.
Contractor procurement — Bills of quantities, tender packs, contractor interviews, reference checks, and award recommendations.

We sit down with you, document what you want, check feasibility against budget and programme, and produce a documented brief.

2. Procurement & contract

Bills of quantities, tender pack, contractor engagement, and a proper written contract before anyone picks up a trowel.

3. Delivery & handover

Weekly site walk, weekly progress report, monthly cost report, formal variation orders, snag list, and clean handover with as-built info and guarantees.

Common Questions

What’s the difference between a builder and a project manager?

A builder runs the trades. A project manager runs the project — scope, budget, programme, contract, risk, quality. TreadstoneCPM does both. On some jobs we’re the principal contractor (we build it), on others we’re the independent project manager running other contractors on your behalf. Either way, there’s one person accountable.

What contract forms do you use?

Standard South African construction contracts — JBCC Principal Building Agreement for larger builds, JBCC Minor Works for smaller scopes, and PBA where appropriate. We do not work on vague one-page letters of intent.

Can you manage a project where I already have a builder?

Yes. We act as the independent project manager, represent your interests on site, administer the contract, check work quality, manage variations, and sign off on payments. The builder reports to us, we report to you.

Do you provide monthly cost reports?

Yes. Monthly cost report, programme update and risk register are standard on every project under formal TreadstoneCPM project management. On smaller jobs under simpler contracts, the reporting cadence is agreed up front.

What size projects do you manage?

Everything from small residential renovations through full new home builds, commercial work, and multi-trade civil projects. If the project needs a real programme and a real contract, we can manage it.
