A waterproofing system does not fail all at once. It degrades from the surface down, and there is a window — usually a year or two wide — where recoating costs a fraction of what replacement will cost once it closes.

Why 5 to 8 years, and not fifteen

Manufacturers quote service lives from test panels under controlled exposure. A Southern Cape roof is not a test panel.

Four things work on it continuously. UV degrades the surface of every organic coating and membrane. Salt attacks every metal component in the system — outlets, flashings, terminations, fixings — and those frequently fail while the membrane above them is still sound. Thermal movement cycles the whole roof every day, working at every joint and termination. And driving rain tests terminations that vertical rain never reaches.

So our number is 5 to 8 years between recoats, with annual checks in between. That is not a shorter warranty; it is a different way of owning a roof. Inspected and recoated on cycle, a well-installed system keeps working indefinitely — the recoat renews the sacrificial surface before the layers beneath it are affected.

Left alone, the sequence is predictable: the UV-protective surface degrades, the material beneath becomes brittle, a lap or termination opens, water enters the substrate, and now you are stripping a wet roof rather than rolling on a coat. The cost difference between those two jobs is not marginal.

Reading where your roof is

You can place a roof on its curve without instruments. Six signs, roughly in order of how urgent they are.

Chalking or loss of mineral finish. The surface is powdery to the touch, or the mineral chips have washed off patches of a cap sheet. This is the UV layer going and it is the signal to plan a recoat, not an emergency.

Colour fade and surface crazing. Fine surface cracking that does not go through. Same message, slightly later.

Brittleness. The membrane no longer has any give when pressed. Beyond a comfortable recoat window.

Open or lifting laps and terminations. Particularly at upstands, where the top edge has peeled away from the wall. This is water getting in now.

Blistering. Air or moisture trapped below the membrane, expanding in the sun. Indicates either a bond failure or moisture already in the substrate.

Ponding. Standing water more than a day or two after rain. This is a falls problem, and a recoat will not solve it.

What the annual check covers

It takes an hour on a normal roof and it is the highest-return maintenance on any building here.

Outlets and gutters cleared. A blocked outlet turns a roof into a pond, and ponding is the fastest way to age a waterproofing system.

Upstands and terminations. Every place the membrane stops and meets something else. Look for lifting, gaps and failed sealant.

Penetrations. Pipes, vents, aerial and solar mountings. Collars intact, sealant sound.

Surface condition. Chalking, crazing, mineral loss, blistering, physical damage from foot traffic or dropped tools.

Ponding areas noted and photographed, so you can see whether they are getting worse.

Metal components. Flashings, outlets, brackets — the parts that corrode first near the sea.

Most of what a check finds costs very little at that point. A lifted termination re-fixed and re-sealed in year four is a small job; the same termination in year seven has let water into the substrate.

Recoat, patch or strip

Recoat is right where the existing system is sound and well bonded, the substrate is dry, and the surface has simply aged. Clean, prepare, prime where required, and apply a compatible coating. This is the cheap outcome and the one the whole maintenance cycle exists to reach.

Patch and recoat where the system is generally sound but has localised failures — a lifted upstand, a damaged area, a failed outlet detail. Repair the specific failures properly, then recoat the whole area so the surface ages evenly from a common starting point.

Strip and replace where the substrate is wet, where the membrane has debonded over an area, where there is widespread blistering, or where the falls need correcting. Coating over any of those seals the problem in and buys eighteen months.

The diagnostic that decides it is a moisture check of the substrate plus a proper look at the laps and terminations — not the age of the roof. We would rather find that it is a two-day recoat than quote a strip because a strip is easier to price.

Building it into how you own the building

The practical version of all this is short.

Clear the outlets and gutters twice a year, and always before the wet part of the year. This alone prevents a large share of premature failures.

Have the roof looked at annually, with photographs kept so you can see change rather than guess at it.

Plan the recoat at the first sign of chalking, not at the first leak. That is the whole point of the cycle.

Keep the records. What system is on the roof, when it was installed, when it was recoated and with what. A roof whose history is known can be maintained; one whose history is unknown gets over-specified or under-specified every time.

And treat access as part of the design. A roof nobody can safely get onto is a roof nobody inspects, and a roof nobody inspects is a roof on the expensive path.

Coating over a blistered or debonded membrane, or over a substrate holding moisture, seals the problem in and the new coat fails from below within a season.

What causes ponding, and does it matter?

Ponding means the roof does not fall to its outlets, either because it never did or because the structure has deflected or an outlet is blocked. It matters a great deal: standing water finds every weakness a system has and it accelerates UV and chemical degradation of the surface. It is a falls problem and the fix is falls — a correcting screed or additional outlets — not a tougher coating.
