Liquid-Applied Membranes

How It Works

  1. Site inspection. We get on the roof, photograph the current state, find the actual leak source (not the guess), and identify any underlying issues like failed flashings, blocked outlets, or rotten decking.
  2. System recommendation. We recommend the right waterproofing system for your roof type, budget, and expected life — torch-on for longevity, liquid for complex detail, or a combination. No one-size-fits-all.
  3. Line-item quote. Written quote with materials, labour, access scaffolding if needed, and guarantee terms spelled out. Fixed on acceptance.
  4. Strip and prep. Failed membrane removed, substrate cleaned and primed, penetrations cut back and prepared, outlets cleared. Prep is where waterproofing jobs succeed or fail.
  5. Install and warrant. Membrane installed to manufacturer spec, welded seams checked, flood-test where possible, and handover with the written waterproofing guarantee.

Which System for Which Roof

There is no strongest waterproofing system. There is the right system for the substrate and the exposure, and anyone naming one product as best for every roof is selling a product rather than solving a problem.

Flat and concrete roofs are the classic waterproofing job. What decides the system here is how much the roof moves, how much foot traffic it takes, and whether the falls actually work. A liquid system runs continuously up the upstands and around every penetration with no laps at the details, which is exactly where roofs leak. On very large uninterrupted areas a reinforced sheet system still earns its place.

Tiled and pitched roofs are a different problem, and it is worth being blunt about it: a pitched roof is drained, not waterproofed. The tiles shed the water and the underlay beneath them catches what gets past. When a tiled roof leaks the cause is almost always the underlay, a flashing, a valley or the pitch — not the tile field — and a coating over the top does not repair any of those.

Box gutters and parapets behave like a small flat roof hidden inside a pitched one, and they fail like one. Real falls, adequate upstand heights, a properly sized outlet and an overflow are what make them work. They are the most common source of a leak that appears in the middle of a building rather than at a wall.

Balconies and trafficked decks need a system that bridges movement and survives being walked on, and they live or die at the door threshold and the perimeter junction.

Service Life, Honestly

Coastal salt air, UV and thermal movement are harder on waterproofing here than inland, and any contractor quoting fifteen or twenty years is quoting a test panel rather than a Southern Cape roof. What is true is this: inspected and recoated on cycle, a well-installed system keeps working indefinitely. Left alone, it fails somewhere around year six, and you find out during the first big front.

That is why we build the maintenance cycle into the recommendation rather than pretending a coating lasts forever. Recoating a sound system before it fails is a fraction of the cost of stripping a failed one, drying out a saturated substrate and dealing with whatever the water reached on the way through.

The annual check is short: outlets and gutters cleared, upstands and terminations looked at, penetrations checked, any blistering or lifting caught early, ponding areas noted. Most of what it finds costs very little to put right at that point.

Why Garden Route Roofs Fail Sooner

Four things work on a roof here that do not work on one inland, and together they shorten the life of anything applied to it.

Salt. Airborne chloride corrodes every metal component in the system — outlets, flashings, fixings, gutter brackets — and those frequently fail while the membrane above them is still sound. Specifying the right metal for the exposure is one of the cheapest decisions on a roof and one of the most consequential.

Wind. The southeaster drives rain horizontally and gusts hard enough to create real uplift at edges and corners. Horizontal rain tests terminations and laps that vertical rain never reaches, and edge fixing and termination detail matter far more here than a general specification suggests.

UV. Ultraviolet degrades exposed membranes, sealants and coatings continuously. Anything on a roof with no UV topcoat is on a much shorter clock than the manufacturer’s headline figure.

Thermal movement. The daily temperature swing on an exposed roof is large, and every material on it expands and contracts through that range. Rigid systems on moving substrates crack; that is not a defect in the product, it is the wrong product for the job.

How Roof Waterproofing Is Priced

We do not publish rates, and there is a reason beyond commercial coyness: a per-square-metre number quoted before anyone has been on the roof is a guess, and it is usually a guess that gets corrected upwards once the work starts.

What actually builds the price: the condition of the existing surface and how much of it has to come off; the state of the substrate underneath and whether it is dry; access, and whether scaffolding or edge protection is needed; the number of penetrations, upstands, outlets and junctions, which is where the labour goes; whether the falls work or need correcting; the system specified for the exposure; and the guarantee period.

The detail count is the part that surprises people. A simple square roof and a roof of the same area with six penetrations, two box gutters and a parapet on three sides are very different jobs, and the second one is where the actual waterproofing skill is spent.

A quote that arrives as a single rate per square metre with no breakdown and no site visit is telling you the roof was not looked at. Ours comes as a line-item scope with what is included and what is excluded, after we have been up there and photographed it.

Compliance and What Goes Wrong

Waterproofing sits inside the SANS 10400 framework as part of the building’s weather protection, and on a new build it forms part of what has to perform for the building to comply. On a new home it also sits inside NHBRC enrolment, where roof leaks arising from workmanship and materials carry their own period of cover.

Beyond compliance, almost every failed job we are called to inspect failed for one of five reasons, and none of them are the product.

Surface preparation skipped. The largest single cause. Nothing bonds to dust, laitance, old coating or a contaminated surface.

Applied over a damp substrate. Concrete holds moisture long after it looks dry, and most systems will blister or debond if they are sealed over it.

One system used everywhere regardless of substrate, movement or exposure.

Falls ignored, so water sits instead of draining. Ponding water finds every weakness a membrane has, and it finds them faster in the sun.

The stain treated instead of the source. Water travels along a slab, a beam or a service pipe before it appears, so the wet patch on the ceiling is rarely below the entry point. Coating the area above the stain is how a small leak becomes a sequence of repairs.

How do you permanently waterproof a roof?

You do not, and anyone promising it is overselling. Every waterproofing system has a service life, and on the Garden Route that means planning on 5 to 8 years between recoats with annual maintenance checks in between. What is permanent is the arrangement rather than the coating: a correctly specified system, installed on a properly prepared substrate, inspected annually and recoated on cycle, keeps a roof dry indefinitely. What is the best waterproofing for a flat roof?

Whichever one suits the substrate, the movement and the exposure. On most Garden Route flat and concrete roofs a liquid-applied acrylic or polyurethane system is the sensible default, because it runs seamlessly up upstands and around penetrations and there are no laps at the details where roofs actually leak. Reinforced sheet systems still make sense on large uninterrupted areas or where a liquid will not take to the substrate. What matters more than the choice is the preparation and the detailing.

Can you waterproof over an existing membrane?

Sometimes, and it saves real money when it is appropriate. It requires that the existing system is sound, well bonded, dry and compatible with what is going over it, and that the substrate beneath has not taken up water. Where the existing membrane is blistered, debonded or holding moisture underneath, coating over it seals the water in and the new system fails from below. We inspect and tell you which case you are in — including when the honest answer is a strip.

Should you waterproof a tiled roof?

Not in the way the question usually means. A pitched tiled roof sheds water through the tiles and relies on the underlay beneath to catch what gets past, so the waterproofing on that roof is the underlay, the flashings, the valleys and the detailing. Where a tiled roof leaks, the cause is almost always one of those, and a coating applied over the tiles does not repair any of them. Coating concrete tiles to restore appearance and reduce porosity is a legitimate maintenance job — just not a leak repair.

What are the most common waterproofing mistakes?

Skipping surface preparation; applying over a damp or dusty substrate; using one system everywhere regardless of substrate and exposure; ignoring the falls so water ponds instead of draining; and treating the stain rather than tracing the source. Almost every failed roof we are asked to inspect failed for one of those five reasons rather than because the product was wrong.

How long does roof waterproofing take?

It depends far more on preparation and drying time than on application. Stripping a failed system, letting a wet substrate dry, and preparing and priming the surface generally take longer than the coats themselves, and each coat has a minimum recoat interval that weather can extend. We programme around the forecast rather than against it, because applying a system into unsuitable weather is how you get a fast job that fails.

Do you find the leak before you quote?

Yes. We get on the roof, photograph what is there, and work out where water is actually entering rather than where it is appearing — those are frequently metres apart, because water travels along slabs, beams and service pipes before it shows. Quoting a repair without diagnosing the mechanism is how people end up paying for the wrong part of the roof twice.
