Who manages the architect and engineer — me or the contractor?

Either works, but a managed contractor (us, for example) running the professional team usually produces cleaner coordination than the client running three separate appointments in parallel. Fewer finger-pointing opportunities when something needs to change.

What happens if the scope changes mid-build?

Every variation goes on a variation register, is priced against the BOQ rates where possible, and is signed off before it’s built. No surprises at final account.
