Two things called wooden houses that share almost nothing except the material.
Timber Frame and Log Homes — practical guidance from the team running Alternative and modular building on the Garden Route. Which one you want depends less on taste than on how much maintenance you are honestly prepared to do.
Timber frame and log are different buildings
A timber frame house is a framed structure — studs, plates, noggins and bracing — with the frame doing the structural work and a separate cladding layer doing the weather work. The wall is a system with a cavity in it, and that cavity holds insulation and services. From the outside it can look like anything: fibre-cement, timber weatherboard, plaster over board, brick slips.
A log home is solid timber. Stacked logs or heavy squared beams form the wall — structure, insulation and finish in one element, with no cavity and nothing behind them. The look is the point.
Everything practical follows from that distinction. A framed wall can be insulated to any standard you like, can hide plumbing and wiring, and can be reclad when the finish reaches the end of its life. A log wall does all three jobs with one piece of wood and cannot easily be improved later.
What the Garden Route climate does to timber
This coast is a demanding place for exposed timber. High humidity most of the year, salt in the air within a few kilometres of the sea, driving rain from the south and west in winter, and strong UV in summer. Timber that would sit happily for decades on the Highveld works considerably harder here.
The mechanisms are ordinary and relentless: UV breaks down the surface fibres and the coating over them; wetting and drying cycles move the timber and open joints; and any joint that holds water rather than shedding it is where decay starts.
None of that argues against timber. Some of the oldest buildings in the country are timber. It argues for detailing that keeps water off and moving — generous roof overhangs, drip edges, end grain sealed and kept off wet surfaces, a plinth that lifts the timber well clear of splash, and ground and planting kept back from the wall.
Overhangs deserve emphasis. A wide eaves overhang is the cheapest and most effective timber preservation measure available, and it is the first thing value-engineered out of a design.
Borer, termite and the treatment question
Structural timber for building in South Africa is treated to a hazard class appropriate to its exposure, and the class matters. Timber that will be in ground contact, in an enclosed damp cavity, or exposed to the weather needs a higher treatment than internal roof timbers in a dry roof space.
Getting this wrong is not a slow problem. Untreated or under-treated timber in a coastal wall can be into trouble within a few years. Specify the hazard class, and ask for the treatment certification rather than taking it on trust — this is a place where cheap supply causes real damage.
Cut ends need re-treating on site. Every time a member is cut to length, the untreated core is exposed, and brushing preservative onto cut ends is a five-second job that gets skipped constantly.
Termite protection is a separate specification — soil treatment, physical barriers, or both, depending on the site — and it applies to the foundation and the ground interface rather than to the timber itself.
Insulation, and the log home’s honest weakness
A framed wall insulates well because there is a cavity to fill and you can choose how much to put in it. Fill it properly, put a breather membrane behind the cladding and a vapour control layer on the warm side, insulate the ceiling generously, and a timber frame house is comfortable and cheap to heat.
A log wall has no cavity. Its thermal resistance is whatever the timber gives you at that thickness, which is respectable per millimetre but modest overall, and it cannot be increased without covering the logs — which defeats the purpose of building one.
What a log wall does have is a degree of thermal mass and a slow response, which in practice makes them feel better than the numbers suggest in a climate with a big day-night swing. On the Garden Route, where the swing is moderate and winter is wet rather than bitter, that helps less than it does in the Karoo.
The other log-specific issue is settlement. Solid timber loses moisture and shrinks across the grain for years after the house is built, so a log wall gets shorter. Every proper log home design accounts for that with settlement allowances above windows and doors, sliding fixings, and adjustable posts. Ignore it and the windows jam and the plumbing stack goes into compression.
Maintenance: the part people underestimate
An externally exposed timber finish on this coast is a maintenance commitment for the life of the building. Depending on the system and the exposure, an oil or stain on a wall taking full south-westerly weather may want attention every two to three years; a sheltered north-facing elevation might go considerably longer. It is not a fifteen-year proposition, and the elevations will not come due at the same time.
The cost of keeping to that cycle is modest. The cost of missing it repeatedly is not, because once the coating has failed and the timber has greyed and checked, you are into preparation rather than recoating, and in bad cases into replacement of individual members.
This is the single most common regret with log homes specifically, because the entire structural wall is the exposed finish. On a timber frame house with fibre-cement or plaster cladding, the timber is protected and the maintenance is an ordinary paint cycle.
If you want the timber look without the timber maintenance, a framed house with a durable cladding and timber used selectively — decks, screens, soffits, a feature elevation — gives you most of the character with a fraction of the upkeep. That is what we most often end up recommending, and clients are generally happier for it two winters later.
Approvals, finance and where these sit
Both are dwellings and both need council-approved plans, National Building Regulations compliance, engineering where required, and NHBRC enrolment for a new home built for sale or by a registered builder. Timber structures have well-established design standards behind them, so this is ordinary work rather than an obstacle.
Finance is the harder part, as with all lightweight construction. Lenders want permanence, approved plans and a resale market. Timber frame on a conventional designed foundation, properly documented, is financeable. Log homes are more variable and more dependent on the lender and the area.
Insurance is worth a call as well. Some insurers price timber structures differently, and a few ask specific questions about treatment and fire separation. Better to know before you build than at renewal.

Do wooden houses last on the coast?
Yes, when detailed and maintained for the exposure. The determining factors are correct treatment for the hazard class, generous roof overhangs, keeping end grain and the base of the wall out of standing water, and staying on the coating cycle. Timber failures on this coast are almost always detailing or maintenance failures rather than material ones.
Is a timber frame house cheaper than brick?
Modestly, in the superstructure and in programme, and less than people expect once foundations, roof, services and finishes are counted. It is generally comparable to other lightweight systems. Where timber frame wins clearly is on difficult access and on speed to weathertight.
How often does a log home need re-oiling?
It depends entirely on the system and the exposure. A wall taking the full south-westerly may want attention every two to three years; a sheltered elevation considerably less often. Different elevations of the same house will come due at different times, and treating them as one cycle is a common mistake.
Do timber houses have termite problems?
Not if the timber is treated to the right hazard class and the site has appropriate termite protection at the foundation and ground interface. The risk comes from under-treated timber, from untreated cut ends, and from soil, mulch or planting piled against the base of a wall.
Can you insulate a log home?
Not really, not without covering the logs, which removes the reason for building one. A log wall is structure, insulation and finish in a single element and its thermal resistance is whatever the timber thickness gives. If insulation performance matters to you, timber frame with an insulated cavity is the better choice.
Will a bank bond a timber frame house?
Often yes, on a conventional designed foundation with approved plans and NHBRC enrolment. Log homes are more variable. As with all alternative construction, the specification and the paperwork are what make the difference, and it is worth asking your lender before you commission a design.
