Cottages & Granny Flats
The classic Nutec application — small footprint, modest budget, needed soon. Insulated, lined and finished as a permanent dwelling rather than an outbuilding.
Additions & Second Storeys
A framed addition puts far less load on existing foundations or an existing slab than masonry. On a first-floor addition it is frequently the only viable route.
Staff & Multi-Unit Accommodation
Repeatable units where speed and cost lead. Timber or light steel frame specified for the exposure, with the fixing and cavity detail done properly.
How It Works
- Site assessment and trial holes. The frame is light but the foundation is still conventional and still designed for what the ground will carry.
- Frame specification. Timber or light steel, graded and treated for a humid coastal environment, with bracing and hold-down sized for Garden Route wind.
- Plans, approval and NHBRC. A Nutec home is a home — municipal approval, SANS 10400 and enrolment before construction starts.
- Foundation and frame erection. Conventional foundation, then the frame set out, braced and tied down.
- Cladding, services and finish. Cut edges sealed before fixing, drained and ventilated cavity, correct fixings at correct centres, then services, lining and the paint cycle explained at handover.
What a Nutec home actually is
Nutec is a brand name that has become the generic term for fibre-cement board — a sheet of cement reinforced with cellulose fibre. It is not a building system on its own. It is a cladding.
That distinction matters more than anything else on this page. A Nutec home is a framed structure — timber or light steel — clad inside and out with fibre-cement board, insulated in the cavity, on a conventional foundation. The board is the skin. The frame is the building.
Which is why two Nutec houses at the same price can be completely different buildings. One has an engineered frame at correct centres on a proper slab, with the boards fixed to specification and the joints detailed. The other has an undersized frame on a thin slab with boards screwed on and joints filled with whatever was handy. Both look identical on day one.
Fibre-cement board itself is a good material — dimensionally stable, non-combustible, resistant to rot and insects, and it takes paint well. It is not the weak point. The frame, the foundation and the fixings are.
Where Nutec makes sense
Cottages and granny flats, where you want a permanent second dwelling without a months-long masonry build next to an occupied house.
Staff accommodation, particularly where several similar units are needed and repeatability pays.
Additions and extensions, where the light weight is a genuine advantage — a Nutec addition puts far less load on existing foundations than a masonry one, which sometimes makes the difference between a straightforward job and an underpinning exercise.
Remote or difficult-access sites, because the materials are light and go in without a crane.
Where it makes less sense: a large primary residence where the client wants masonry thermal mass and acoustic performance, or a coastal-exposed site where the maintenance cycle on the paint finish needs to be understood and accepted up front.
The frame, and why it decides everything
A timber frame needs to be structurally graded, correctly spaced, properly braced and — this is the one that gets skipped — treated to the right hazard class for the exposure. Untreated or under-treated timber in a coastal wall cavity is a problem that takes several years to appear and is expensive to fix once it does.
Light steel framing is the alternative and is increasingly the better call near the sea. Galvanised sections, dimensionally precise, no rot or insect risk. It costs more and needs a slightly different trade skill set.
Either way the frame is engineered, not eyeballed. Stud centres are set by the board dimensions and the wind loading, not by what looks about right. On an exposed Southern Cape plot, wind loading is a real design input.
Bracing is what stops a light frame racking. It is invisible once the boards go on, which is precisely why it is the first thing cut when someone is building to a price.
Foundations, joints and the detail that matters
A Nutec home is light, but it still needs a proper engineered foundation on ground that has been investigated. Light does not mean it can sit on a thin raft over uncompacted fill. We dig trial holes before pricing.
Board joints are the single most important detail in the build. Fibre-cement moves with temperature and moisture, and joints that are rigidly filled will crack along their length within a couple of seasons. The correct approach is an expressed or covered joint that allows movement, sealed appropriately — not filled flush and painted over.
Fixings must be the right type and at the right centres, set back from board edges. Over-driven screws crush the board and create a weak point that shows as a dimple and later as a crack.
Penetrations — windows, doors, services — need proper flashing and sealing. Water getting behind fibre-cement board into a timber frame is the failure mode that ends these buildings early.
Maintenance, honestly
The board does not rot, but the paint finish is a maintenance item, and on the coast it is a shorter cycle than inland. Expect to repaint on a regular cycle, and expect to check and re-seal joints and penetrations at the same time.
That is not a criticism of the system. Every building has a maintenance cycle; the difference is that a Nutec home’s cycle is visible and predictable rather than hidden. A masonry house with failed damp proofing costs far more to put right than repainting cladding.
What we will not do is tell you a Nutec home is maintenance-free. Anyone who does is either inexperienced or hoping you will not be their problem in five years.
Common Questions
How much does a Nutec house cost?
It depends on size, frame type, finish level and site conditions, and we quote after a site assessment rather than off a rate. What we can tell you is where the money goes: the frame and foundation are the substantial part, not the boards. A quote that looks unusually low almost always has an undersized frame or a thin foundation behind it.
Is Nutec cheaper than brick?
Generally yes on programme and often on total cost, particularly for smaller structures and where several similar units are needed. The gap narrows on large single dwellings. Where Nutec clearly wins is speed, light weight on existing foundations, and repeatability.
What are the disadvantages of Nutec houses?
Lower thermal mass and acoustic performance than masonry, a visible paint maintenance cycle that is shorter on the coast, and vulnerability to poor detailing — water behind the board into a timber frame is the main failure mode. Handled properly, none of these are dealbreakers; ignored, they shorten the building’s life.
Do I need plans for a Nutec house?
Yes. It is a building and it needs municipal plan approval and SANS 10400 compliance like any other. A new dwelling also needs NHBRC enrolment. Anyone telling you a Nutec build avoids either is wrong.
How long does a Nutec house last?
A properly framed, founded and detailed Nutec home is a permanent structure with a normal design life. The variables are the frame specification, the treatment for the exposure, the joint detailing and whether the maintenance cycle is actually followed.
Is Nutec good for coastal areas?
The board itself handles coastal conditions well. The considerations are the frame — light steel or properly treated timber rather than untreated — the fixings, and a shorter repaint cycle. Detailed correctly for the exposure it performs well on this coast; specified for inland use it will not.
Can you extend a Nutec house later?
Yes, and it is one of the practical advantages. The framed construction makes adding a section relatively straightforward compared with masonry, provided the original foundation and frame were designed with that possibility in mind.
