What a Nutec build actually is

“Nutec” is a brand name that has become the generic term, the way people say Chromadek for coated steel sheeting. What it refers to is fibre-cement board: cement reinforced with cellulose fibre, pressed and cured into a rigid sheet.

A Nutec home is not built from the board. It is a framed structure — timber or light steel — with fibre-cement board fixed to the outside as cladding, insulation in the cavity, and a lining on the inside. The board is the skin. The frame is the building.

That distinction is the single most important thing to understand before you compare it to brick, because almost everything that goes wrong with Nutec homes goes wrong in the frame, the foundation or the fixing detail rather than in the board itself.

The board is non-combustible, it does not rot, and it does not feed borer — which is why it has largely replaced timber cladding in South Africa. It is also entirely permanent when installed correctly. A Nutec house is not a temporary structure, whatever the perception.

What you give up against masonry

Being straight about the trade-offs is more useful than selling the method, so here they are.

Thermal mass. This is the big one. A masonry wall stores heat and releases it slowly, which flattens out the daily temperature swing — cool through the afternoon, warm into the evening. A light framed wall has almost no mass, so the inside temperature follows the outside more closely. Insulation slows heat transfer but it does not replace mass; those are different physical properties. A well-insulated Nutec house is comfortable, but it responds faster to weather than a brick one does.

Acoustics. Mass attenuates sound. A framed and clad wall transmits more external noise and more sound between rooms unless it is deliberately designed with acoustic insulation and, where it matters, a decoupled internal lining. This is worth specifying up front rather than discovering.

Maintenance. Fibre cement is painted, and the paint is what protects the board edges and the fixings from weather. On the coast that is a real cycle, not a formality. Masonry rendered and painted also needs repainting, but it is more forgiving of being left.

Fixings and alterations. Hanging heavy items needs to hit the frame, or needs a proper cavity fixing. Cutting a new opening is a framing job rather than a lintel job. Neither is difficult; both need thinking about rather than improvising.

Perception. Fairly or not, some buyers and some lenders regard framed construction as lesser. That is changing, and it is less of an issue with an established system, NHBRC enrolment and proper documentation — but it is real and worth knowing about before you build.

Where Nutec is clearly the better answer

The trade-offs above are real, and there are situations where they simply do not bite and the advantages dominate.

Cottages, granny flats and staff accommodation. Small footprint, modest budget, needed soon. The thermal mass argument matters far less in a small well-insulated building, and the speed and cost advantages are exactly what you want.

Additions and second storeys. A light framed addition puts far less load on existing foundations or on an existing slab than masonry does. On a first-floor addition over an existing house this is frequently the deciding factor, and sometimes the only viable route.

Difficult and sloping sites. Less weight means smaller foundations, and framed construction on a pole or platform foundation handles a slope that would need expensive retaining and fill for masonry.

Sites where speed genuinely matters. Rental accommodation you need earning, an office you need occupied, or a build you want to get weathertight before winter.

Anywhere the site is hard to work for long periods. Less time on site is less exposure to everything — weather, access constraints, security.

The frame, and why it decides everything

If you take one thing from this: the board is not the building. The frame is, and the frame is where the money should go.

Timber frame needs to be correctly graded, correctly treated for the exposure, and correctly spaced for the cladding. Treatment matters more here than inland — the Garden Route is humid, and untreated or under-treated timber in a coastal environment is a problem waiting to appear.

Light steel frame is dimensionally stable, does not move with moisture, and is engineered as a system. Near the sea, the galvanising specification on the sections and — critically — on the screws and connectors is what determines its life.

The foundation is conventional. The ground does not care what goes on top of it. A framed building still needs a properly designed foundation on material that will carry it, below the seasonal movement zone. The load is lighter, so the foundation is usually smaller — not absent.

Ground clearance at the bottom edge. Fibre cement board should not sit in contact with soil, paving or splashing water. The board edge is the vulnerable part, and a board finishing at or below ground level will wick moisture no matter how well it is painted.

Cut edges. Every cut exposes the core. Sealing cut edges before fixing is a small step that is skipped constantly and shows up years later as swelling and delamination at the corners and around openings.

Fixings. Correct fixing type, correct distance from the edge, correct penetration into the frame, and a corrosion resistance that suits the exposure. Fixings too close to the board edge crack it; fixings that corrode stain the wall and lose their hold.

Joints and penetrations. Vertical joints, window and door reveals, and anywhere a service passes through. Detailed properly with the right flashing and sealant, they last. Filled with mastic and hope, they are the first thing to go.

Paint. The coating protects the board and the fixings. On the coast, repainting on cycle is part of owning the building, and letting it go past that point is how a sound wall becomes a repair.
