What We Do

The three below-ground waterproofing approaches we use.

Cementitious Tanking (Internal)

Where the external face is inaccessible (existing building, hard-standing, retained soil), we tank the internal face with a cementitious waterproofing system bonded to the brickwork. Correct for most existing basement conversions.

External Membrane (New Build)

For new builds and major renovations where the external face can be exposed, we waterproof the outside with a bituminous or HDPE membrane, add protection board, and backfill. The right place to stop water is before it gets to the wall.

Cavity Drainage Systems

Where tanking alone won’t hold back high water tables, we install a cavity drain membrane on the internal face, channel water to a sump, and pump it out. Used for habitable basements in high-ground-water conditions.

How It Works

  1. Below-ground survey. We assess the existing wall condition, check the water source (ground water, surface water runoff, leaking services), and look at drainage around the property. The solution depends on the source.
  2. System selection. External membrane if the wall is accessible, internal tanking if it isn’t, cavity drainage if there’s significant water pressure. We recommend based on the actual site — not a product we’ve got stock of.
  3. Written quote. Line-item quote including excavation (if any), waterproofing materials, drainage works, sump and pump (if required), and guarantee terms. Fixed on acceptance.
  4. Install. Prep → prime → waterproof (external or internal) → protection layer → backfill or re-finish. Drainage and sump installed and tested. All work compliant with the relevant SANS.
  5. Commission and handover. Sump pump commissioned, drainage tested, handover with written guarantee, and user instructions for any drainage or pump system.

Common Questions

Can you waterproof a basement from inside only?

Yes — for existing basements where the outside is inaccessible, internal cementitious tanking is the standard fix. For very wet basements, we add a cavity drainage system with a sump pump. Both work, when specified and installed correctly.

What causes basement leaks in George?

Usually one of three: no waterproofing was installed originally, the external waterproofing has failed after years in contact with wet ground, or surface drainage around the house is directing water against the wall. We identify which applies before quoting.

Is a sump pump really necessary?

Only if the basement is below the surrounding water table or in a position where gravity drainage isn’t possible. For most residential basements in George a well-installed tanking system is enough. We’ll tell you honestly whether a pump is needed.
