How It Works
- Site inspection and diagnosis. Damp pattern, external ground and paving levels against the DPC, gutters and downpipes, moisture readings at several heights and both faces.
- Rule out the cheap answers. A paving level bridging the damp course, or a leaking downpipe, resolves a surprising number of damp walls with no coating at all.
- System recommendation. Breathable coating where the wall is taking driven rain, a damp-proof course where it is rising damp, tanking or cavity drain below ground.
- Preparation. Hollow plaster cut out and made good, cracks routed and filled, biological growth treated, surface cleaned back to sound material and primed.
- Application and maintenance plan. System applied to specification, then a written note on the 5 to 8 year recoat cycle and the annual check that keeps it working.
Should you waterproof an exterior wall at all?
Not every exterior wall needs it, and blanket-coating a house is a waste of money at best and actively harmful at worst.
The walls that genuinely need treating are the ones actually taking water: a west or south-facing elevation exposed to driven rain, a parapet, a wall with failed or cracked plaster, or a wall showing damp on the inside face after a front.
The walls that do not are the sheltered elevations, and — importantly — any wall whose damp problem is rising damp rather than penetrating damp. Sealing the outside face of a wall with rising damp does not stop water entering from below; it stops the wall drying out, and the moisture goes further up and further in instead.
This is the single most common mistake we are called to correct on wall damp, and it is expensive to undo because the coating has to come off before anything can be fixed.
So the first job on any damp wall is diagnosis, and it usually takes a site visit and sometimes a moisture survey rather than a look from the street.

Telling driven rain from rising damp
The two present differently, and the pattern is usually readable once you know what to look at.
Rising damp shows as a broadly horizontal tide mark, typically up to somewhere around a metre from floor level, worse in winter, often with salt deposits on the surface and plaster blowing or crumbling at the base. It is caused by capillary moisture drawn up out of the ground where there is no damp-proof course, where the DPC has been bridged by raised paving or a flower bed outside, or where plaster has been carried down across it.
Penetrating damp follows the weather rather than the floor line. It appears after driving rain, it concentrates on the exposed elevation, and the damp patch is often at height rather than at the base. It tracks cracks, failed pointing, a defective sill or a parapet above.
Condensation is the third possibility and it is frequently misdiagnosed as either of the others. It shows on cold surfaces and in corners, in poorly ventilated rooms, usually with black mould rather than salting, and no amount of external waterproofing will touch it.
The fixes are entirely different: a DPC for the first, a coating or a repair for the second, ventilation and heating for the third. Which is why anybody quoting a wall coating before establishing which one you have is guessing with your money.
What we actually apply, and on what
Where a coating is the right answer, the system matters and so does the preparation.
Breathability is the key property. An external wall coating needs to shed liquid water while still letting water vapour out of the masonry. A fully impermeable coating on a wall that carries any moisture at all will blister, and it will hold that moisture in the wall behind it. Elastomeric and high-quality acrylic systems designed for masonry do this properly; general-purpose paint and non-breathable membranes do not.
Crack-bridging matters on any wall that moves — which is most of them. Fine cracking in plaster is normal, and a coating with elongation will span it. Structural cracking is a different matter and needs investigating before anything is applied over it.
Preparation is most of the job. Loose and hollow plaster cut out and made good, cracks routed and filled, surface cleaned back to sound material, biological growth treated, and a primer suited to the substrate. Almost every failed wall coating we are asked to look at failed at this stage rather than in the product.
Below ground is a different system entirely. A retained or basement wall needs tanking or a cavity drain arrangement, not a coating on the inside face. Water under hydrostatic pressure will find its way through a paint film.
On products, we specify from the established construction chemicals ranges — Sika, a.b.e., Mapei and Fosroc all carry facade systems where the primer, the crack bridging layer and the topcoat are designed to work together. The choice between a breathable silicone or siloxane water repellent, an elastomeric coating and a full render system is made from what the wall is doing, not from what is on a merchant shelf. A wall that needs to breathe and gets a sealed film coating will blister, and no brand prevents that.
Coastal exposure, and how long it lasts
Plan on 5 to 8 years between recoats, with annual maintenance checks in between. That is our number for the Garden Route and we would rather give it to you than a laboratory figure.
Salt-laden air, UV and the wind-driven rain that comes with a southeaster are all harder on an external coating here than inland conditions are, and the exposed elevations wear faster than the sheltered ones. A coating that is inspected and refreshed on cycle keeps the wall dry indefinitely; one that is applied and forgotten fails somewhere around year six, usually starting at the parapet or a sill.
The annual check is quick: look at the exposed elevations, at the copings and sills, at any crack that has reopened, and at the ground and paving levels outside — because a paving level that has crept up over the DPC will create a rising damp problem on a wall that never had one.
Refreshing a sound coating before it fails costs a fraction of stripping a failed one and drying out the masonry behind it.
