A balcony is a small flat roof with a door in it, sitting over a room somebody lives in. That combination — movement, traffic, a threshold and an occupied space below — is why balconies leak more often than roofs do.

Why balconies fail more than roofs

Four things conspire, and every one of them is worse on a balcony than on a roof.

Movement. A cantilevered slab deflects under load and moves with temperature, and it is exposed on more sides than a roof slab. Rigid finishes over a moving substrate crack, and cracks let water in.

Traffic. People walk on balconies, put furniture on them, drag things across them. A waterproofing system there needs a wearing surface, and the wearing surface has to move with the system underneath rather than separately from it.

The threshold. A doorway is a hole in the perimeter of a waterproof area, at the lowest point of the wall, opening into a habitable room. It is the single most common balcony leak point and the hardest detail to get right, particularly when someone wants a level threshold.

What is underneath. A roof leak stains a ceiling. A balcony leak stains a bedroom ceiling and often runs down a wall, which means it is noticed immediately and taken seriously — as it should be.

On the product side, a balcony is normally a bonded system rather than a loose-laid one — a liquid-applied membrane under a screed and tile, with the tile adhesive and the movement joints part of the same specification. Sika, a.b.e., Mapei and Fosroc all carry balcony and wet-area systems where the membrane, the primer, the tile adhesive and the joint sealant are designed as one set. That matters more here than on a roof, because a balcony has a finish bonded on top of the waterproofing and a compatibility failure between the two is invisible until the tiles start drumming.

The four details that decide it

1. Falls. The balcony must shed water away from the building to an outlet or a drainage channel. Not away in principle — actually, measurably, with a consistent fall. Balconies laid dead level, or falling back toward the door, are extremely common and no waterproofing system compensates for standing water at a threshold.

2. The threshold. The waterproofing has to turn up at the door and terminate above the finished balcony level, so water cannot reach the door line. Where a level threshold is wanted for access, that requires a drainage channel across the doorway with adequate capacity, and it needs designing rather than improvising. A door frame sitting directly on the finished level with no upstand and no channel is a leak with a date on it.

3. Upstands and perimeter. Where the balcony meets a wall, the membrane turns up and terminates properly — mechanically fixed or chased in, not held on by adhesion alone. At the outer edge, a proper drip detail so water leaves the slab rather than tracking back underneath it.

4. The outlet. Adequately sized, reinforced at the membrane, dressed into the outlet rather than over it, and — on any enclosed balcony — with an overflow so that a blocked outlet floods over the edge rather than through the door.

What a proper balcony system looks like

The specification depends on what the balcony is and what finish you want, but the principles are constant.

Substrate prepared and correctly falling. Where the slab does not fall, a screed corrects it before anything is applied. This is not optional and it is the most commonly skipped step.

A crack-bridging membrane. Polyurethane liquid systems are the usual choice here because they accommodate movement, run seamlessly up upstands and around the threshold and outlet, and cure into a continuous layer. Reinforcing fleece at all the details.

Turned up everywhere it meets something. Walls, the threshold, balustrade posts. Every balustrade fixing that penetrates the waterproofing is a potential leak, which is why surface-fixed balustrades with sealed base plates on a fully cured membrane are preferable to posts cast through it.

A wearing surface, if the membrane is not one. Either a trafficable topcoat with a slip-resistant aggregate, or tiles laid on a drainage layer above the membrane. Tiles bonded directly onto a membrane transmit movement straight into it and crack.

And a drainage layer under any tiling. Water gets through tile joints, always. It then needs somewhere to go — a drainage mat over the membrane, falling to the outlet, so it drains rather than sits.

Fixing a leaking balcony

The temptation on a leaking balcony is to seal the visible cracks and hope. It almost never works, because the visible crack is rarely the entry point.

Find the mechanism first. Is it coming in at the threshold, at a wall junction, at a balustrade fixing, at the outlet, or through the field of the balcony? A hose test, applying water to one area at a time with somebody watching the room below, will usually settle it in an afternoon.

Check the falls with a level. If water ponds at the door, that is the answer and no repair to the membrane will hold.

Check the balustrade fixings. Posts cast or bolted through the waterproofing are a very common source and are frequently overlooked because they look solid.

Then decide honestly between repair and rebuild. A localised failure at a known detail is repairable. A balcony with wrong falls, tiles bonded straight to an old membrane, and a threshold with no upstand needs stripping and doing properly. Patching that is buying eighteen months, and the leak is going into somebody’s bedroom in the meantime.

Look at the structure too. A balcony that has been leaking for years has been wetting the slab and its reinforcement. Near the coast, chloride plus water plus steel is exactly the recipe for spalling. Rust staining or spalling on the underside of a balcony is a structural finding, not a cosmetic one, and it needs looking at before the waterproofing is renewed.

Why does my balcony leak into the room below?

Most often the threshold, where the waterproofing has not been turned up above the finished level so water reaching the door line simply goes under it. After that: falls that are flat or run back toward the building, balustrade posts fixed through the membrane, an outlet with no reinforcement at the membrane, and a wall junction where the upstand has lifted. The visible crack on the surface is rarely the actual entry point.

Can you tile over balcony waterproofing?

Yes, but not bonded directly onto it. Tiles adhered straight to a membrane transmit substrate movement into it and both crack. The correct build-up puts a drainage layer over the membrane so that water passing through the tile joints — which it always does — drains to the outlet rather than sitting under the tiles. Tiling directly onto an old membrane is one of the more common reasons balconies leak a few years after being retiled.

What falls should a balcony have?

Enough for water to leave reliably and reach the outlet, with no ponding anywhere and definitely none at the door. Where the existing slab is flat or falls the wrong way, a correcting screed is laid before any waterproofing goes on. This is the most commonly skipped step in balcony work and no membrane, however good, compensates for water standing against a threshold.

How do you waterproof a level threshold?

With a drainage channel across the doorway, sized for the flow and connected to the outlet, so water is intercepted before it reaches the door line. The membrane still turns up, but into the channel rather than into a visible upstand. It is entirely achievable and it needs designing at the outset — a level threshold improvised on site, with the frame sitting on the finished level and no channel, is a leak with a date on it.

Are balustrade fixings a leak risk?

A significant one, and frequently overlooked because they look solid. Any post cast or bolted through the waterproofing creates a penetration in the middle of the wet area, and sealant around a moving post has a short life. Wherever possible, surface-fix balustrades to base plates bedded on the cured membrane with a properly detailed seal, or fix to the outer face of the slab so the deck surface stays unpenetrated.

Should I be worried about rust stains under my balcony?

Yes, and it is worth looking at before renewing anything on top. Rust staining or concrete spalling on the underside means water has reached the reinforcement and it is corroding — and corroding steel expands and pushes the concrete off from the inside. Near the coast, where airborne chloride accelerates the whole process, this is a structural finding rather than a cosmetic one and needs assessing before the waterproofing is redone.
