What We Do

The three balcony scenarios we see most often on the Southern Cape.

Tiled Balcony Rebuilds

Existing tiles and screed stripped back to the slab, new waterproofing membrane applied (torch-on or liquid depending on detail), new screed with correct falls, new tile finish. One contractor, one guarantee on the whole build-up.

Threshold & Drip Detail

Where water is getting in at the door threshold or running back into the wall — we rebuild the termination detail to a compliant standard, with correct drip edge, step-down threshold, and membrane upstand.

Podium Deck Waterproofing

Larger podium slabs over parking, storage or habitable space below — waterproofed with a heavy-duty membrane system, protection board, screed and finish. Programmed around the building’s use.

How It Works

  1. Leak investigation. Most balcony leaks don’t appear where the water is entering. We track the leak back to source — often the threshold, wall junction, outlet, or failed upstand — not the surface where water shows.
  2. Strip-down scope. Usually the tiles and screed have to come up. We quote honestly — a surface re-seal rarely holds on a failed balcony, and we won’t pretend otherwise.
  3. Line-item quote. Full written quote — strip-out, waste removal, waterproofing materials, screed, tile, labour — with the guarantee terms. Fixed price.
  4. Rebuild. Strip → clean and prime → waterproof membrane with upstands and terminations → screed to correct falls → tile or finish. Each stage inspected before the next.
  5. Flood test and handover. Flood-tested before tiling where possible. Handover with the written guarantee and manufacturer warranty documents.

Common Questions

Can you fix my balcony without stripping the tiles?

Sometimes — if the leak is clearly at the threshold, outlet, or a specific localised failure we can repair. But most balcony leaks on George homes need a proper strip-and-rebuild. We’ll tell you honestly which applies after the site visit, with no incentive to oversell.

How much does balcony waterproofing cost?

It depends on size, access, tile finish, and whether the screed has to come up. We quote fixed-price after the site visit — no lump sums. Typically less than the damage the ongoing leak is doing to the unit below.

How long does the rebuild take?

A standard residential balcony rebuild runs 1–2 weeks depending on size and drying times for waterproofing and screed. Podium decks and large terraces run longer. Programme is committed to in writing.

Will the new tiles match my existing floor?

We help you source a matching or complementary tile. For body corporate and sectional title schemes we can liaise with the HOA on tile specification and approval.
