What Drives a Nutec House Price — practical guidance from the team running Nutec homes in South Africa on the Garden Route. This page sets out the line items that actually move the number, so you can read two quotes side by side and see what the cheaper one left out.

The cladding is the smallest part of the number

Nutec is a brand name that stuck. What people mean by it is fibre-cement board — compressed cement and cellulose fibre, supplied in sheets or planks, fixed to a frame. The board itself is a commodity. It is the same product whether it goes onto a good build or a bad one, and it is rarely more than a fifth of what you pay.

Everything else in the quote is what the board is fixed to and what sits behind it. That is where quotes diverge, and it is why comparing them on rand-per-square-metre tells you almost nothing. A structure that will still be square in fifteen years and one that will not can look identical in a photograph and quote within a few percent of each other on the cladding line alone.

So the useful question is not what Nutec costs. It is which of the items below are in the quote in front of you, and at what specification.

Foundation: the single biggest swing

A fibre-cement house can sit on a raft, a strip footing, a pile-and-beam arrangement, or — on the cheapest end of the market — a set of concrete piers or even a levelled platform of compacted fill.

On Garden Route ground this matters more than it does inland. Coastal sand behaves very differently from the clays around Oudtshoorn, and a good part of the region carries a high winter water table that only shows itself in July. A structure founded on the assumption of dry sand can move once the water comes up. Timber frames are more forgiving of small movement than masonry, which is one of the genuine advantages of a lightweight build, but forgiving is not immune.

A quote that does not say what the foundation is, or that prices it before anyone has opened a trial hole, is a quote with an open number in it. We open trial holes before we price. If the ground turns out to need more than the standard detail, you find out at quote stage rather than three weeks into the build.

Frame: timber or light steel, and at what centres

The frame carries the roof, resists the wind, and holds the cladding flat. Timber is the common choice and works well when it is the right grade, correctly treated for the exposure, and set at sensible centres. Light steel frame is the alternative: dimensionally stable, unattractive to borer and termite, and easier to keep straight on a long wall.

Two variables move the price here and both are invisible once the boards go on. The first is member size and spacing — wider centres use less material and flex more, and flex is what eventually telegraphs through as board movement and cracked joints. The second is the bracing and the tie-down. On an exposed coastal site, uplift is the load that governs, not weight. A lightweight house needs to be held down, and the connection from roof to frame to foundation has to be continuous.

Ask what the centres are and how the structure is tied down. If nobody can tell you, that is the answer.

Board grade, thickness and how the joints are handled

Fibre-cement comes in different thicknesses and different densities, and there is a real difference between a board intended as external cladding and a lighter product intended for soffits and internal linings. Thicker, denser board is stiffer between fixings, holds a fixing better, and takes an impact without a star crack.

Joints are the other half of it. Boards move slightly with moisture and temperature, and a joint detail that ignores that will open. There is a difference between a joint backed by a batten and sealed properly, an expressed shadow-line joint designed to move, and two boards butted together and skimmed over. The third looks best on handover day and worst two winters later.

External corners, window and door reveals, and the bottom edge above the plinth are the details worth looking at on a finished example. They are where a rushed build shows first.

The wall build-up nobody quotes for

Between the cladding and the internal lining there is a cavity, and what goes in it decides whether the house is comfortable. A masonry house has thermal mass — it absorbs heat during the day and gives it back at night, which is why an old brick house rides out a heatwave. A lightweight house has almost none. It responds to outside temperature within the hour.

That is not a flaw, it is a property, and insulation is how you manage it. Bulk insulation in the wall cavity and in the ceiling, plus a breather membrane behind the cladding, turns a fast-responding shell into a comfortable one. Leave it out and you get a house that is cold at six in the morning and hot by two in the afternoon.

The breather membrane deserves its own mention. Wind-driven rain gets past cladding — all cladding, on every building. The membrane is what carries that water back out instead of into the frame. On the coast it is not optional.

Acoustics follow the same logic. A lightweight wall transmits more sound than a plastered double-skin wall. Insulation and a considered internal lining close most of that gap, but a quote that omits both is quoting a different house.

Services, finishes and the things left off cheap quotes

Plumbing and electrical reticulation in a framed wall is straightforward, but it has to be planned before the linings close. Retrofitting a socket into a clad wall is unpleasant work. The same goes for anything heavy hung on a wall — a geyser, a wall-mounted basin, kitchen cupboards — which needs noggins put in at frame stage.

Then the list that quietly disappears from the bottom of a cheap quote: connection to municipal water and sewer, or the septic system if there is no connection; the electrical connection and certificate of compliance; stormwater away from the structure; the plinth and the ground-level detail; external paint system and its first maintenance cycle; and the plans and NHBRC enrolment.

Painting matters more on fibre-cement than most people expect. The coating is doing real work — it is the primary weather layer and the thing that keeps moisture cycling out of the board rather than into it. A cheap system on the coast is a false economy measured in years.

Why ‘all-inclusive from’ numbers are usually neither

The advertised figure is almost always a base module on a level, accessible site with a simple roof, standard openings, basic finishes and no services connection. That house exists. It is just probably not the one you are asking about.

The honest way to compare is to get every quote onto the same scope. Same foundation type for the same ground. Same frame specification. Same insulation. Same services included or all of them excluded. Once the scopes match, the numbers usually converge, and the remaining difference is the part that is actually about the builder.

Frequently asked questions

Is a Nutec house cheaper than brick?

Usually, but by less than people expect once the scopes match. The saving is real in the superstructure and in the programme — a lightweight frame goes up quickly and needs less wet trade time. It is smaller in the foundation, the roof, the services and the finishes, which are much the same either way. Where the gap narrows most is on a difficult site, because the foundation cost is largely independent of what sits on it.

How long does a Nutec house last?

The structure lasts as long as the frame stays dry and the coating is maintained. Fibre-cement board itself is durable and does not rot. The failure mode in this climate is water getting into the frame through a bad joint, a missing breather membrane, or a coating that has been left too long. Maintained properly, there is no reason a well-built one should not outlast its owners.

Do I need plans and NHBRC for a Nutec house?

If it is a dwelling, yes to both. Council-approved plans are required regardless of what the walls are made of, and NHBRC enrolment applies to a new home built for sale or by a registered builder. Anyone quoting you a house and telling you plans are unnecessary is telling you something useful about how they work.

Can a bank bond a Nutec house?

It is harder than for masonry and it depends on the bank and the specification. Lenders are more comfortable where there are approved plans, NHBRC enrolment, a conventional foundation and an Agrément certificate on the system where one applies. Building it properly is what makes it financeable — the shortcuts that reduce the price are the same ones that make a valuer nervous.

Does Nutec cladding need painting?

Yes, and the paint is doing structural-adjacent work rather than decoration. Boards are usually supplied primed and need a proper external system over that, then recoating on a cycle. On an exposed coastal site the cycle is shorter than inland. Budget for it — a maintained coating is the cheapest part of keeping the house sound.

Is Nutec hot in summer and cold in winter?

It is if it is not insulated, because a lightweight wall has almost no thermal mass and follows the outside temperature. Insulated in the walls and ceiling, it performs well and heats up faster than masonry when you want it to. Comfort in a fibre-cement house is an insulation question, not a cladding question.
