What We Do
Three facade scopes we deliver most often on commercial buildings.
Facade Inspection & Condition Reports
Detailed visual inspection of cladding, glazing, sealants, brickwork and curtain walling. Photographic reports and elevation marked-up drawings for facility managers and building engineers.
Sealant & Silicone Replacement
Resealing curtain wall joints, window perimeters, and movement joints to restore weather tightness. Correct surface prep, backing rod, and silicone matched to the existing system.
Panel & Glazing Repair
Replacement of damaged cladding panels, loose or spalled brickwork, cracked glazing and failed gaskets — executed on rope without erecting scaffold or shutting down street access.
How It Works
- Pre-site inspection. Walk the building, identify anchor points, check roof plant and parapets for rigging viability, and photograph the defects the facility manager wants addressed.
- Rigging & access plan. Anchor plan, exclusion zones below the work area, street barriers where required, and coordination with building management for occupant notification.
- Execute the scope. Work executed on rope with IRATA technicians and the trade skills the scope requires — sealant application, glazing, masonry repair, or cleaning. Daily photos to the facility manager.
- Close-out report. Photographic before/after, elevation drawings marked up with work completed, and any recommendations for future inspection cycles.
Common Questions
Why rope access for facade work instead of cradles?
Cradles need building-mounted tracks, limit reach to the cradle’s path, and require stabilisation in wind. Rope access reaches anywhere on the facade from any rooftop anchor, mobilises in hours, and handles small repairs cost-effectively. For very large repaint or recladding scopes, cradles or mast climbers still make sense — for inspection and targeted repair, rope wins.
Do you disrupt building occupants?
Rope access is the least disruptive facade access method — no street closures for scaffold erection, no cradle tracks bolted to the building, minimal noise. We coordinate work hours with the facility manager and notify affected tenants before work starts.
Can you inspect and quote in one visit?
For accessible buildings, often yes — we inspect on rope, photograph the defects, and produce a written scope and quote from the visit. For larger buildings we may need a second visit to produce detailed drawings and quantities.
Do you handle listed or heritage facades?
Yes — we work on heritage masonry, historic glazing and listed buildings with the care and documentation those projects require, including coordination with heritage consultants where needed.
