Residential Turnkey
You give us the plot and a brief — we handle the architect, engineer, council submission, NHBRC enrolment, build, finishes, landscaping and handover. One price, one contract, one phone number.
Design-Build Commercial
Commercial shopfits and light industrial where we coordinate the designer, MEP engineers, and construction as a single contract. Ideal for tenants who want speed and price certainty.
Custom & Heritage
Architect-led builds on complex sites or heritage properties, where we act as the lead contractor coordinating specialist sub-contractors. You talk to one team, not six.
How It Works
- Initial brief and budget. We sit with you, understand what you want, share indicative cost ranges honestly, and help you decide whether the budget matches the brief before any paid work begins.
- Design phase. We bring in the architect, engineer and relevant specialists under our contract. You review and sign off on drawings at defined milestones — no scope creep.
- Fixed-price turnkey quote. Once the design is locked, you get a single fixed-price turnkey quote covering everything — design fees, council fees, build, finishes, appliances, landscaping, handover.
- Single-point build management. One project manager runs the site. You deal with one person for everything — structural, finishes, services, sub-contractors. Weekly updates, written variation orders, fixed programme.
- Handover with full document pack. NHBRC documents, plans, engineering sign-offs, Electrical and Plumbing CoCs, occupancy certificate, warranty documents, and the written workmanship guarantee — all in one handover file.
Common Questions
What’s the advantage of turnkey over hiring trades separately?

Do you work with my existing architect?
Yes — if you already have an architect you want to use, we work with them under the turnkey contract. If you don’t, we bring one in as part of the package.
Is turnkey more expensive?
Not necessarily. Turnkey prices may look higher upfront because they include everything — design fees, council fees, management, finishes — but clients usually find the total cost is similar or less than hiring everything separately, and the price certainty is worth a lot.
Can turnkey work for smaller projects?
Yes. We do turnkey on single renovations, kitchens and granny flats as well as full home builds. If you want price certainty and a single point of accountability, the scale is negotiable.
