How It Works

  1. Crane and access assessment. Modular needs crane access and a route for the units. If that is not available, modular is not the method — and we will say so early.
  2. Design up front. More design work happens before manufacture than in any other method, because changes after production has started are expensive.
  3. Plans, certification and NHBRC. Municipal approval, system certification and enrolment before construction starts.
  4. Foundations and services. Conventional foundation set out accurately for the module positions, with service connections positioned to meet them.
  5. Craneage, connection and finish. Units placed, connected, and the module-to-module and module-to-foundation junctions sealed and finished. Those junctions are the whole quality question.

What modular actually means

Modular construction is often confused with prefabrication, and the distinction is real. Prefabrication produces components that are assembled on site. Modular produces three-dimensional volumetric units — effectively finished rooms or building sections — that are craned into position and connected.

A modular unit typically leaves the factory with its structure, insulation, internal linings, windows, and often its plumbing and electrical first fix already installed. What happens on site is placement, connection and the junctions between modules.

That is a fundamentally different balance of work. On a conventional build, perhaps ninety percent of the labour happens on site. On a modular build it can invert.

The consequences follow directly: the shortest possible time on site, the highest degree of quality control because the work happened in a factory under supervision, and the least exposure to weather during construction.

Where modular is strongest

Repeatable units. If you need eight identical or near-identical dwellings, modular is likely the most efficient method available, because the factory optimises around a repeated design in a way no site crew can.

Developments, staff accommodation, student and worker housing, and any project where unit consistency matters.

Projects where time on site is expensive or constrained — a live site, a tight urban plot with neighbour impact, or a short seasonal window.

Projects where quality control is a priority, because factory conditions produce more consistent results than an exposed site does.

It fits least well on bespoke one-offs with complex geometry, on sites without crane access, and where the design cannot be resolved early. Modular front-loads the design work, and that is not negotiable.

What has to be right before manufacturing starts

Design resolution. Once a module is manufactured, changing it is expensive and slow. Decisions that a conventional build can defer — window positions, service routes, finishes — have to be made before the factory starts.

Foundation accuracy. Modules are manufactured to tolerance and they need a foundation set out to a matching tolerance. A foundation that is out by an amount a masonry build would absorb without anyone noticing will stop modules from seating and connecting properly.

Crane and transport access. Module size is limited by what can legally travel the roads and what a crane can lift and place. On Garden Route sites with narrow approaches or steep access, this is often the constraint that decides whether modular is viable at all — and it is the first thing we check.

Sequence and logistics. Modules arriving in the wrong order, or arriving before the foundation is ready, is expensive. Modular rewards planning and punishes improvisation.

Junctions, services and finishing on site

Once modules are placed, the site work is connection: structural ties between modules, weather sealing at the joints, services connected across modules and to the mains, and finishing at the interfaces.

Module-to-module joints are the critical detail, exactly as panel joints are in precast. They carry structural connection, weather resistance and movement, and they are where a modular building leaks if the detailing was poor.

Roofing over the joint line, where separate modules meet under a continuous roof, needs particular attention. So does the interface between the modules and the foundation, where damp proofing and levelling both matter.

This is the part where an experienced contractor earns their fee. The factory does the manufacturing; getting the building watertight, level, connected and finished on a real site is a different skill.

What is modular construction?

How much do modular homes cost in South Africa?

It depends on size, specification, finish and — significantly — the number of repeated units and the site access. Modular economics improve markedly with repetition, so a single one-off is rarely where it shines. We assess access and site conditions before quoting.

How long does a modular build take?

Factory manufacturing and foundation work happen in parallel, which is where the programme gain comes from. Placement of modules is typically days. The overall programme is governed by manufacturing lead time and design resolution rather than by site construction.

Do modular homes hold their value?

A properly designed and built modular home on proper foundations, NHBRC enrolled and municipally approved, is a permanent dwelling and is valued as one. Lender appetite varies by system, so it is worth confirming with your bank early — particularly for systems without Agrément certification.

Can modular be used for multi-unit developments?

Yes, and it is the strongest application. Repeated units let the factory optimise around a single design, so quality, cost and programme all improve with volume in a way site-based construction cannot match.

What are the disadvantages of modular building?

Crane and transport access can rule it out. Design has to be resolved before manufacturing, which suits some clients and frustrates others. Module sizes are limited by road transport. And module-to-module junctions require careful detailing — they are where a poorly built modular building fails.
